Because we continuously evolve with the ongoing changes in the rental industry, our services have been re-designed to deliver a more transparent experience and maximize booking potential. (Revised and updated April 2025, effective May 2025):
Rental Income Transparency:​​

For complete transparency, the Booking details/confirmation will be available to Owners whenever it's required.

Nightly rates will be managed using dynamic pricing, which is an AI system that automatically adjusts prices based on seasonality and demand to maximize occupancy. These pricing service providers also operate on a commission basis and have a proven track record of fair pricing strategies.

A cleaning fee will be applied to each booking, based on the number of bedrooms, and the net fee (after any applicable fees and taxes) will be directed to your income. Please see the breakdown below:

Service Fee:

20% for the bookings we provide to owners, calculated on the total net income after the 18% government tax is deducted.

10% for bookings secured and funds collected by the Owner (in this case, we require co-host access to your booking platform account).

Fee includes:

This fee covers labor, cleaning and washing supplies, toiletries, drinking water, dish soap, dish sponges, and basic laundry service.
Note: Properties must have a working washer and dryer. If not, laundry service will be charged separately at RD$ 80 per pound, plus RD$ 200 for pick-up and drop-off. -
A maximum of 8 cleanings per month are included.
Note: Any additional cleanings beyond 8 will be charged at the "Additional Cleaning" rate.

House Cleaning Fee Terms Included In Bookings:

4-6 day bookings include 1 mid-stay and checkout cleaning.

7-9 day bookings include 2 mid-stay plus a checkout cleaning.

10-12 day bookings include 3 mid-stay plus a checkout cleaning.

For every additional 2-3 nights, one additional mid-stay cleaning will be included, along with the checkout cleaning.

If a guest requests more cleanings than included, they will be charged directly for these additional services.

Fee includes:

3 service visits per week.

Service provided by our in-house, well-trained team, each managing a limited number of properties to ensure quality.

Maintenance of pool and garden areas, including all standard equipment and pool chemicals—no additional costs or equipment required from owners.

Pressure washing of decks and parking areas as needed.
Other Monthly Fees (Mandatory)

Accounting and Advertisement Fee: $100.00 USD per property.

Includes monthly financial statements, bill payments, and handling of insurance or property tax payments on behalf of the owner.

Flat fee of 500.00 RD Pesos for gas bottle refill pick up and drop off.

10.00% - 30.00% or a minimum of 500.00 RD$ Pesos fee for supervision and transportation costs on repairs or purchase of items at hardware store, plumbing store, paint shop or supermarket.
NOTE: Fee will be subject on the amount of transportation and time spend.
Responsibility:
Owners have no labor responsibilities. All staff are fully registered under CONTI & Co and compliant with the Dominican Republic Labor Code, ensuring a seamless and worry-free ownership experience.
